Dear Members of the Kuala Lumpur Bar,
The Kuala Lumpur Bar Committee has received a letter on 5 September 2024 from the Hulu Selangor District/Land Office (“PDT Hulu Selangor”) titled “Makluman Pengesahan Cap Jari Secara Biometrik Bagi Semua Transaksi Pindah Milik Tanah (“PMT“) Untuk Hakmilik Daerah Hulu Selangor” dated 6 August 2024.
Please be informed that effective from 19 August 2024, all transactions involving the transfer of land/PMT for Hulu Selangor district titles are now required to be biometrically verified using fingerprint. Previously, the verification by way of fingerprint was only required for PMTs involving real estate valued at RM 1,000,000.00 and above, and for commercial buildings valued at RM2,000,000.00 and above.
The decision was made based on a discussion between the Land Administrator of Hulu Selangor and the Director of Selangor State Lands and Mines concerning increasing fraud cases which involve real estate of all values. This measure aims to enhance the security of land ownership in cases of fraud.
